HOSPITALITY

Alpine Hotel Cooma

The Alpine Hotel Cooma is a heritage-listed venue that was acquired by the LDM Group in 2008. Supported by seasoned publican Bill Smith, the business underwent a major operational turnaround following its purchase from receivership.

At the time of acquisition, the hotel faced declining occupancy, ageing infrastructure, and reduced profitability. Under Lee Dillon’s leadership, a comprehensive refurbishment program was undertaken to restore the property’s original Art Deco character while introducing modern systems, commercial kitchen upgrades, and enhanced guest amenities. Operational improvements were introduced alongside a refreshed brand strategy designed to attract both local patrons and seasonal visitors.

In 2013, the hotel was leased to new operators, who continued to benefit from these strengthened foundations. The property was ultimately sold to the Lessees, who assumed ownership and ongoing operation.

HOSPITALITY

Abbott’s Hotel

Abbott’s Hotel is a longstanding local pub in the busy working-class suburb of Waterloo. After the LDM Group purchased the lease in 2011, the venue underwent a significant refurbishment based on the successful principles previously applied to the Alpine and Alfred Hotels.

The kitchen and menu were redeveloped, leading to increased meal numbers and an improved dining reputation. Structural and décor defects were addressed, guest rooms were refreshed, and essential equipment that had been neglected was upgraded. Operational systems were modernised to support more efficient day-to-day management.

These improvements resulted in steady turnover growth and a noticeable uplift in patronage quality, while still retaining loyalty from the hotel’s established customer base. The venue ultimately evolved into a stronger, more reliable hospitality operation within the Waterloo area.

The business was sold in 2021.

HOSPITALITY

Alfred Hotel

The Alfred Hotel, acquired by LDM Group in 2016, is a longstanding inner-city pub located in Camperdown, Sydney. Originally established in 1861 as the Grose Farm Hotel and rebranded in the 1980s, the venue operates within a heritage-listed art deco building and serves a diverse local clientele, including hospital staff, university students, and nearby residents.

Following the acquisition, the hotel transitioned from a very poor-performing venue to a strong and reliable performer under the capable management of Sam Smith and Kyle Berg. Their leadership drove a significant operational turnaround, improving profitability, service standards, and customer experience.

The business combines traditional pub architecture with a contemporary hospitality offering, featuring a broad selection of tap beers, boutique brews, and a curated beverage program. Its layout incorporates a central bar and outdoor courtyard, supporting a flexible service model suited to both high-turnover trade and relaxed patron stays.

The Alfred Hotel was eventually acquired by partners Bill and Sam Smith.

Homestead Green has since matured into a well-established residential community, reflecting the original vision for quality and lifestyle-focused development in the Central West.

About

TRIED AND TRUE PRINCIPLES.

With these land and property developments, as with other business ventures, a familiar pattern was seen.

In typical Lee Dillon fashion, there has been a strong emphasis on utilising mass media advertising and publicity, over-delivering on all aspects of the product being presented to customers, and generously rewarding the sales force. These have returned big dividends in terms of sales and profits.

Lee’s current primary tasks lie with the businesses PPX and Cub Campers and Caravans.

A FAMILY AFFAIR.

The Dillon family has been integral to the success of each venture, with involvement extending well beyond Lee himself.

Marianne Dillon, Lee’s wife of over 40 years, together with children Matthew, Amy and Scott, has all contributed across different stages of the businesses. Their roles have ranged from providing interior design expertise and aesthetic guidance to strengthening the workforce during seasonal peaks, ensuring operations remained both resilient and adaptable.

Today, key family members continue to offer fresh perspectives that complement established management capabilities. This blend of proven experience and contemporary thinking has shaped a cohesive and forward-looking approach across the Dillon family’s business interests.
